Buyers have been paying more than $2 million for a block of land in the latest Shell Cove luxury land release, with one block sold for $2.5 million.

Since hitting the market this month five of the 14 blocks of land in The Peninsula Precinct have sold, with three of those costing more than $2 million.
Dino Carulli, sales and marketing director at Frasers said the top sale so far was $2.525 million.

"There were two lot types that were on offer - there were three lots that are effectively beachfront lots," Mr Carulli said.
"They (the sales) ranged from $2.195 million to $2.525 million.
"And there were two other lots that are adjacent to those lots, but aren't directly opposite the beachfront. They sold for $1.54 million and $1.795 million."
The latest sales news comes at a time when reports have been made about homes in Shell Cove with waterproofing and construction issues.
However, the prestigious pocket located between the beach and marina is being flagged as the final chance to purchase land at The Waterfront, Shell Cove and is attracting interest.

Mr Carulli said the buyers were typically locals, including some who had already bought properties from Frasers elsewhere in Shell Cove.
"The reason there's been such demand for land in this release is specifically I believe because it's in such a unique location," he said.
"The purchasers are people who have been waiting for the land in this location for many years."

The Waterfront, Shell Cove is a master-planned community by Shellharbour City Council and Frasers Property Australia.
According to Frasers, the release of these final land lots in The Peninsula marks the project entering the "home straight", with major landmarks including Shellharbour Marina, Shell Cove Town Centre, the Waterfront Tavern and dining precinct now complete.
The Peninsula Precinct will comprise 66 blocks of land - the only precinct to offer beachfront land with direct access to Shellharbour South Beach, as well as blocks fronting the marina.
The 16 beachfront blocks will have potential beach and ocean views from the first and loft levels, while the 13 harbourfront blocks will feature harbour frontage with marina and harbour views from all levels.
A further 37 coastal blocks of land will enjoy close proximity to both the marina and beach, amongst which are four potential duplex lots.
They will be offered in stages and home buyers who secure spots in the first releases will be able to settle this year.
Mr Carulli said the next release within the precinct is expected within the next one to two months.

Meanwhile, the recent re-sale of a block of land at Shell Cove has seen its price nearly double - without anything being done to it.
The 395 square metre block at 8 Curlew Avenue in the Waterfront Precinct sold for $1,200,000 earlier this month.

According to CoreLogic records, the land previously sold in September 2017 for $640,000.
The selling agent, Michelle Mannex from Shellharbour Marina Real Estate said it sold to a Sydney buyer who would be building a home and relocating.
Ms Mannex said prospective buyers of Shell Cove land were typically a mix of locals and Sydney-siders.
